Divorce portfolio consulting
When the Divorce Involves More Than Just the House
Most divorce real estate advice is built around one thing: the marital home. But real portfolios are often more complicated.
An operating business sitting on its own real estate. Rental properties. Industrial property with tenants. A stake in a family company. Notes and deeds of trust from properties sold on seller financing. Even interests in private lending funds and partnerships. If you’re the spouse who didn’t manage those assets day to day, figuring out what they’re actually worth — and what your fair share looks like — can feel impossible.
That’s where I come in.
How I help
Three service lines
-
Real estate valuation & strategy consulting
Using CCIM-level income, market, and cap-rate analysis on commercial and rental property inside a divorce estate.
-
Note & deed-of-trust valuation
Seller-financed notes aren’t worth their face value; they’re worth the present value of the payment stream. I help you understand what a note or contract for sale is actually worth, and whether selling, holding, or restructuring it makes sense. I also value the real estate securing the note, which matters if the note is in default or heads that way.
-
Expert witness / broker opinion of value
For contested cases needing a qualified, credentialed opinion on commercial property value.
What this is not
I’m not an attorney, a tax advisor, or a forensic accountant, and I don’t replace any of them. I’m the real estate specialist on the team, working alongside your attorney and financial professionals — not instead of them.
Let’s talk about what you’re working with.
Commercial deal, referral, or a portfolio question that doesn’t fit a normal listing conversation — start there and we’ll figure out the rest.
